You don't need a ton of money up front - there are several alternatives to spending a lot on your down payment and closing costs;

• Ask your lender about a "no money down" loan. This saves you money up front in exchange for a slight increase in mortgage payments down the line.
• Take advantage of the many first-time homebuyer programs in place to assist you.
• Request that the seller contribute money to your closing costs. This is known as a "seller credit."
